🏠 Accessory Dwelling Unit (ADU) permit checklist
A secondary, self-contained living unit on a single-family lot — detached, attached, or conversion of existing space (garage/basement). Print this sheet and take it to your building department.
- 1. Confirm whether your project needs a permitCheck with your local building department, or use the WikEst permit checker for your state and county. When in doubt, assume yes.
- 2. Verify zoning, setbacks & HOA rulesMake sure the work is allowed on your lot — zoning setbacks, height limits, and any HOA architectural covenants apply before you design.
- 3. Decide scope and who does the workComplex or structural work often needs an architect/engineer and a licensed contractor. Many states let owners pull their own permit for their primary residence.
- 4. Gather your documentsCompleted application, project/site plans, contractor license + insurance, proof of ownership, and energy or HOA documents if required.
- 5. Book a pre-application meeting (bigger projects)A quick meeting with the code official catches missing requirements early and avoids costly plan revisions.
- 6. Submit the application and pay feesOnline or in person. Fees are usually based on project valuation; plan-review fees are often extra.
- 7. Post the permit and start workKeep the approved plans on site. Do not cover or conceal any work before it has been inspected.
- 8. Schedule inspections at each phaseFoundation/footing, framing & rough-in (electrical/plumbing/mechanical), insulation, then final.
- 9. Get final approval / Certificate of OccupancyThis closes the permit. Keep all permit records with your property forever — buyers and lenders will ask for them.
